5 Things I Always Look for at a Showing (So You Don’t Have To)

When you're walking through a potential new home, it's easy to get caught up in the excitement—especially if it looks like the perfect place. But part of my job as your advisor is to help you see past the fresh coat of paint and pretty staging.

Here are 5 red flags that I always keep an eye out for during showings—and ones you should be aware of too.

 


 

1. Strange Smells (Or Too Many Candles)
If the home smells overwhelmingly like air freshener or scented candles, it could be masking something less pleasant—like mildew, smoke, or pet odours. A clean, well-maintained home shouldn’t need to hide scents. Trust your nose, and if something feels off, it probably is.

2. Fresh Paint in Random Spots
While a newly painted room isn’t necessarily a bad thing, patches of fresh paint in isolated areas (like just one ceiling corner or a basement wall) can be a sign of water damage or past repairs. I always take note and ask the listing agent about it directly—then dig a little deeper if their answer is vague.

3. Sloped or Bouncy Floors
Creaks are pretty normal in older homes, but if the floor noticeably slopes or feels bouncy underfoot, that could indicate structural issues or shifting. These are expensive problems you definitely want to know about before you fall in love with the place.

4. Signs of Water Trouble
Water damage is one of the most costly and frustrating issues to deal with, though the issues can sometimes be hiding in plain sight. I look out for stains on the ceiling, bubbling paint, musty smells, or a sump pump running non-stop. Don’t forget to check under sinks and around the foundation outside if you can.

5. Sketchy Renovations or Quick Flips
Not all renovations are created equal—especially in homes that were bought and flipped in a short time. If a property looks freshly updated but the work seems rushed, mismatched, or done without permits, that’s a big red flag. I always look for consistency in finishes, check for signs of DIY shortcuts, and confirm whether upgrades were done properly. A pretty kitchen is great—but only if it’s safe, functional, and built to last.
